How does purchasing a property from you work?

Once you find the property you would like, simply “check out”! You will be able to pay the down payment and document processing fee on the website as well as provide your information for the paperwork. Within 1 or 2 business days, you will receive a Contract For Deed (also known as a Land Contract) via an email link to SignNow, an online document signing service. You will be able to review the contract online, sign it, and select your preferred monthly payment method.

Can you meet me at the property to “show” it to me?

Since I am located in San Antonio, TX and buy and sell land all over the state, I cannot “show” property. Since it is not a house that needs to be unlocked and explained, you are welcome to visit any of my properties at any time. All of my listings have Parcel Maps and Google Maps. If you think you may need assistance in locating a property, please contact me and I will help and make sure you are able to find it via free phone apps and more. Besides… you really do not need me standing at the property with you to say “Here is a tree” or “This is some dirt”!

How do I know this isn’t some kind of scam?

Please research us! My company, Ethical Country LLC is a family owned business since 2018. We’ve been buying and selling land during this time without issue. Can I build on or improve the property while making payments?

Generally you will need to wait until the property is paid off. In some instances, with written permission, you may make some alterations or improvements to the property. Everything must be done in accordance to local zoning and other laws. You are always welcome to visit and enjoy it, camp on it (where allowed), etc.

Why are your properties so cheap?

Mainly because I know how to buy them cheaply. Also, as I mentioned previously, I do not use Realtors, so their hands are not in our pockets. I keep my expenses low. I usually do not even put up signs. I do not spend a fortune on advertising. I even made this website myself! I save money everywhere I can and pass along the savings to you.

Is there a penalty if I pay my lot off early??

No! I would be thrilled if you paid it off early!

Are you a real estate agent?

NO! I am not trying to make commissions off of other people’s property and inflate the price of the land! My company, Ethical Country LLC, owns every property I sell. You are buying directly from the owner at prices that are a fraction of what you would pay if a Realtor got involved. 

What about property taxes?

While you are making payments, I will still receive the property tax bill once a year and will pay it. I will then invoice you for the taxes which can be paid online. I hand pick properties with low taxes so they will not be a burden to pay.
